Concrete Lifting & Leveling in Carlsbad

Gypsum, storm water, and the gap under a Carlsbad slab

When a Carlsbad driveway or patio drops, the real question is what happened to the ground under it. Usually it’s water. A downspout empties at the same slab corner every summer storm, a sprinkler line seeps for months, or runoff cuts along a driveway edge and carries the fill away. In parts of the Carlsbad area there is also gypsum in the soil, sometimes only a couple of feet down, and gypsum slowly dissolves where water keeps moving through it. Either way the concrete can end up spanning a hollow. It holds for a while, then a loaded work truck or a trailer tongue finds the weak edge, and the slab cracks and drops.

Leveling gives the slab something to sit on again and lifts it in the same step. Pumped under the slab through small drilled holes, the foam fills the hollow first, then pushes the concrete up as it expands. Before we lift, we find the hollow spots and trace the water, and we show you both. The fix is often simple, like a longer downspout extension or a repaired sprinkler line, and it matters: if the water keeps coming, the ground keeps giving way and the slab follows it down. Concrete that has broken into small pieces should be replaced, not lifted.

Typical concrete leveling jobs in Carlsbad

  • Driveway edges and aprons left hanging over washed-out fill
  • Patio corners sunk where a downspout empties every summer storm
  • Hollow-sounding walks and slabs filled before they crack through
  • Pool deck sections that dropped and opened a gap at the coping
  • Garage floors that dropped along the door where storm water gets in

What we plan around in Carlsbad

  • Gypsum in parts of the ground, so we look for voids before lifting
  • Summer cloudbursts that wash fill from under slab edges and joints
  • Loaded pickups and trailers that crack any edge left unsupported
  • Irrigated fields near Otis and Loving, so we trace where water reaches slabs

How it works

  1. Step 1

    Find the cause

We look at the slab, how far it dropped, and where the water that softened the ground came from.

  2. Step 2

    Drill

A few dime-sized holes go through the slab. No saw cuts and no jackhammer.

  3. Step 3

    Lift

Polyurethane foam goes in under the slab and expands, and we watch the concrete come up as it does.

  4. Step 4

    Patch

The holes get patched and the area cleaned up. The crew confirms when foot traffic and vehicles can return.

Concrete Lifting & Leveling in Carlsbad: common questions

Maybe, but the water is the part that matters. Runoff and leaks can wash fill out from under a slab anywhere in town, and in parts of the Carlsbad area that water can also dissolve gypsum in the soil. Either way, there’s a gap under the concrete. We fill it as part of the lift, so the slab has something under it again, and we show you how the water is getting in. A hole that is large or still growing needs more than leveling, and we’ll tell you so.
Not necessarily. Patios and walks are usually poured separately from the house, often over fill packed in around the foundation after it was built, and that fill settles more than the ground under the footing, so they can drop on their own. Signs that the house itself is moving look different: doors that start to stick, cracks inside that keep growing, or gaps opening at the trim. If we see those, we’ll tell you, and foundation repair is its own estimate.
Yes. Along with Carlsbad, La Huerta, and Happy Valley, we lift porches, walks, and equipment-shed aprons on farms around Loving, Otis, and Malaga. Out there the water often comes from irrigation as much as from storms, so tell us where the ditch or sprinklers run in relation to the concrete, and a photo showing the low spot helps.
